DO I NEED PLANS AND COUNCIL APPROVAL?
Most definitely, you must have council approval and a full set of certified plans to do major building works. We have an affiliate company we have worked with for years, we can walk you through the entire process, step by step, to ensure everything is council certified and approved before building commences.
DO YOU COMPLY WITH QLD BUILDING REGULATIONS AND REQUIREMENTS?
We are regulated by the QBCC, all our inspection points are signed off by engineers and building certifiers. All our work is completed to Australian Standards. Our QBCC QLD License # is 1258277, our QBCC NSW License #235830C and our Masters Builders License # is 71080.

HOW MUCH WILL OUR PROJECT COST?
There are many variables to take in to account, however, on our first free no-obligation site meeting, we can give you some approximate indicative pricing. One of the biggest challenges when renovating is understanding what your budget will allow you to build versus what you would like to build. There are many choices that can be made to achieve your end goal, e.g. types of inclusions, upgrades etc. We will always be transparent and clear when discussing these options
with you and our goal is to help you design a Project that you are happy and comfortable with and that suits your family’s needs.
HOW LONG WILL IT TAKE TO COMPLETE OUR PROJECT?
This depends on the size of your renovation; the building component can typically take anywhere from 4 to 8 weeks for
smaller jobs and 8 to 20 weeks for larger jobs. For more information on our Building Process and estimated timelines, please

WHICH GEOGRAPHIC AREAS DO YOU WORK IN?
We work anywhere on the Gold Coast and depending on the job, we also occasionally do work on the south side of Brisbane and Northern NSW.
WHAT IF WE WANT TO MAKE CHANGES DURING THE PROJECT?
Changes can be made along the way as long they’re not major structural changes that require design and engineering to be
redone. Once contracts have been signed and materials have been ordered to suit the original design, it can extremely difficult to make any major structural changes. You can, however, make minor adjustments to the build during the process. If this is requested, we follow a process called a variation, which includes requoting for the new or adjusted work, we then present you with the requoted variation of works which must be ok’d and signed off by you as the client which ensures all parties understand the additional costs.
HOW DO WE GO ABOUT GETTING A QUOTATION?
During our initial free no-obligation meeting, we’ll discuss your needs as well provide you with an approximate cost. If you
are happy with the outcome of that meeting, we will create an estimate/quote customized to your specific requirements. It’s
extremely helpful if you have a budget in mind that we can work to, however, if you’re not sure about your budget, don’t worry, we can help you arrive at an estimated budget for the Project you’d like to do.
DO WE NEED TO MOVE OUT DURING OUR PROJECT?
This all depends on the works being completed. First and foremost, we need to ensure the safety of you and your family and your belongings. Beyond that, it is usually a personal preference as to whether clients stay in their home during the project.
HOW WILL I KNOW IF WE ARE OVERCAPITALISING?
Speaking with your preferred lender or real estate agent is probably the best bet. They will be able to give you a much more
precise indication on whether you are over capitalising or not, depending on the area you live in, the size of your home etc. Most importantly, with good advice you can make an informed decision and investment. Some clients have knowingly overcapitalised a little bit with their renovation because they can afford to and because their Project is more about what they would like for their family as opposed to a financial decision, it really all depends on your individual circumstances.
DO WE NEED A FULL QUOTATION BEFORE WE GO TO OUR LENDER?
Again, speaking with your preferred lender is probably your best option here. Usually, for pre-approval, an estimated price is ok and for full unconditional approval most lenders will require a full quotation and contract.
